mean the lowest fees on the market, but it will mean guaranteed
satisfaction that unit vacancies are lowered and net income is increased.
Fees vary depending upon the services desired by an owner, age
and condition of properties, number of properties managed for
an owner, the number of & locations of properties and the
specific niche in the market place.
Traditional
Fees: Ask for a free traditional quotation or
throw out some numbers that you think will work and let's see
if we can't work out a deal that will work for everyone involved.
A traditional quotation on residential rental properties usually
means a percentage of monthly rent plus a billing of all expenses
associated with maintenance and repairs each month.
The
Gold Standard: You may also be interested in
regularizing as much as possible the fees associated with professional
management. Ask about our unique "flat rate" gold
standard management. For a flat rate we will cover all ordinary
maintenance provided in-house (including most of the items listed
below – excluding special projects such as repainting
an entire unit or contract items such as regular grounds maintenance)
up to an average of 1 hour per month (twelve per year) including
up to one turn-over of tenants per year, per unit. It will also
include at least one annual preventative maintenance inspection
and regular inspection of property for tenant compliance with
lease terms. The goal of this arrangement is to wherever possible
avoid the use of out-of-house maintenance or trades experts
– instead, having Olympic Rental & Landlord Services
perform all regular owner functions often associated with a
hands-on owner. In all cases we will work out the exact details
to everyone's satisfaction.
